How MyPropertyCheck works

Start with an address or postcode to see available planning, sale-price and energy records in one place.

1. Choose the property

Search an address and select the correct match. Check the flat or house number before continuing. If we only have a postcode-centre map point, the result says so.

2. Read the findings and gaps

The free check shows available property facts, mapped planning context, indicative pricing and EPC information. Coverage varies by property. Look at the next step and the missing evidence before treating a finding as useful.

3. Check the sources

Open the sources section for record dates and limitations. A recently refreshed check can still contain an old EPC or sale. Estimated values and area context are labelled separately from source records.

Read about data coverage or browse recent public checks to see the kinds of information available.

4. Save a report if you need one

The Smart Property Check saves guidance and evidence tables with HTML and PDF downloads. It is based on the available property check. Review the coverage and price before checkout; a paid report does not guarantee additional sources or complete planning coverage.

What still needs a professional check

MyPropertyCheck does not confirm legal title, planning permission, structural condition, a lender's decision or a formal market value. Use the findings to prepare questions for your solicitor, surveyor or the council.

For energy records, use the EPC guide. For purchase costs, try the buying-cost calculator.
